Ready reckoner
A reckoner of questions, not figures

A reckoner, on this desk, is a list you can run a finger down. It does not multiply a price by a rate, and it does not print a repayment. If a line wants a number, the number comes from the contract, the ACT Revenue Office, or a lender’s own page — never from Zenith Lens.
Property
- Street address matches block, section and division.
- Unit buyers also have a units plan number and a unit number.
- Crown lease purpose written out in your own words.
- Term and any rent clause marked, with the inquiry date beside them.
- Inclusions checked against the rooms you actually saw.
People
- Conveyancer named, and confirmed they do not act for the seller.
- Inspector named, if you are ordering a report, with the date it must arrive.
- Agent’s name and the sale method: private treaty, auction, or tender.
- If a lender is in the conversation, their public page is bookmarked and dated. No application is started from this site.
Dates
- Completion date as written, in pencil until exchange.
- Cooling-off: yes, no, or waived — and who told you, in writing.
- Search dates you are willing to rely on, or a note to refresh them.
- Transaction date for any concession question, then the Revenue Office page for that date.
Money lines you leave blank here
Deposit as the contract states it. Duty as the Revenue Office assesses it. General rates as the notice states them. A lender’s description of offset, redraw, a package fee and a break cost, copied from their page into your notes with today’s date. Four blank lines are more honest than four numbers borrowed from a friend.
When a line is full, you are ready to talk to your conveyancer. You are not ready for this website to approve anything, because it cannot.
